Whether the project involves a commercial or residential development, land use and zoning issues require that you present to a municipal planning board or zoning board of adjustment a number of proofs.  There are several regulations that impact land development planning and zoning at the local, state and federal levels.

Bhavini Tara Shah, Esq. represents the Township of Edison, Zoning Board of Adjustment and the Township of South Brunswick, Zoning Board of Adjustment.  Our firm represents and helps to train Board Members to be aware of the laws and regulations and their applicability to various applications that the Boards may address.  Our firm is experienced in litigating zoning appeals before the State and Appellate Courts. 

We are also familiar with and have assisted Applicants present their matters before other zoning boards with respect to applications involving expansion of use and structures (residential and commercial) as well as applications for bulk variances. 

Every property under the Municipal Land Use Law is treated separately and the application is viewed as specific to such a property.  A land use hearing will require that you provide all proofs for that piece of property regardless of what may exist immediately adjacent to that property.  As such the Boards and Applicants are required to look to each individual matter on a case-by-case basis.
